Island Health – Assertive Community Treatment Centre
This project consolidated existing vacant units on the ground floor of a mixed-use commercial building located at 1742 Cliffe Avenue, Courtenay, BC into a single purpose-built 3,645 square foot clinic space for Island Health, the Owners Tenant.
The Project includes exam spaces, clinic rooms, counselling spaces, meeting and education spaces, medical offices, and all the typical and tenant specific ancillary spaces. Height constraints within the space required careful detailed coordination of mechanical and electrical systems and components to ensure the occupants enjoyed ceiling heights appropriate for the room uses.
Managing final construction costs during a challenging period of inflation/escalation required high levels of communication, creativity, selective compromise, and trade-based design alternatives. The strong relationships between the design team, Tectonica, and the trades made this possible.
This project achieved the Owners goals, and the Tenants, by leveraging the preexisting strong and collaborative relationships between the Owner, the Tenant, Tectonica Management Inc. and Checkwitch Poiron Architect Inc. The shared history of creating successful projects provided the needed trust and flexibility to ensure a successful outcome on the ACT project.
